Manchester City Wins Approval for £300M Etihad Stadium Expansion
31 October 2026
Manchester City has received planning permission to expand the Etihad Stadium and transform it into a year-round leisure and hospitality destination. On 27 July 2023, Manchester City Council's planning committee approved the club's ambitious redevelopment plans, subject to certain conditions.
The approved scheme would expand the capacity of the North Stand by 7,900 seats, bringing the total stadium capacity to 61,958. But the project is about more than extra seats - it would also deliver a host of new commercial and leisure facilities to make the Etihad a 24/7 attraction.
Major Redevelopment Planned
The plans would see the football stadium repurposed as a sports, entertainment and leisure hub. In addition to the expanded seating capacity, the redevelopment includes:
* A 9-storey, 391-bed hotel * A new club shop and ticket office * A Manchester City FC museum * A covered City Square as a fan zone * A stadium-level roof-walk attraction * Ancillary TV studio * Leisure space and workspace
The goal is to create a sprawling, all-weather campus that can host events on and off matchdays, bringing more visitors and economic activity to East Manchester.
Construction Timeline and Investment
The contractor is expected to start on site by November 2023. The North Stand seating works must be complete by the start of the 2025-26 football season. The player museum and other public realm improvements, including City Square, are due for mid-2026 delivery.
The project represents an investment of over £300 million. It was approved with the conditions stated in the planning report. The authority has yet to specify what these are.
Planning Committee's Decision
In approving the expansion plans, the local authority's planning board determined it to be desirable, subject to conditions, in its report. According to the minutes of the 27 July meeting of Manchester City Council's planning committee, the board welcomed the scheme as an important catalyst for the regeneration of the park site and East Manchester.
Manchester City has rebranded the Etihad as its "City Football Academy Campus." With this approval, the club seeks to exploit that moniker by making it into a true campus: an interconnected destination with a stadium at its heart, offering multiple year-round experiences to maximise revenues.
